Two pools the same size can be tens of thousands of dollars apart. These are the reasons, roughly in order of how much they move it.
Rock, and how far the dirt has to go. Spreading it on acreage costs less than hauling it off a tight suburban lot.
Whether an excavator and a gunite rig can reach the yard, or whether a fence section has to come down and go back up.
More square feet of shell is more steel, more gunite, more finish and more tile.
A spa, a swim up bar, sheer descents and lighting each add plumbing or conduit before the shell, and finish work after.
Square footage and material. Broom finished concrete, pavers and turf inlays price very differently.
A gas line for a heater and the electrical run to the equipment pad get longer, and more expensive, the farther the pool sits from the house.
Angi puts the national average at $65,000 to $120,000 installed, with most homeowners spending about $100,000. North Texas projects land across that range depending on the dig, access, features and deck. A real number takes a walk of the yard.
Because the things that move the price most, the dirt, the access, the septic field and the utility runs, are only visible in the yard. A phone number is a guess, and a guess either scares you off or surprises you later.
Line up what each one includes: excavation and haul off, steel size and spacing, plumbing runs, equipment, deck square footage, electrical, fencing and startup. A low bid that leaves out the deck or the haul off is not a low bid.
